Marketplace, Listing & Enquiry Rules
Rules for listings, enquiries, partner conduct, moderation, verification limits, and due diligence.

These rules explain how Guzlands expects users to list, search, enquire, communicate, and participate in the hospitality real estate marketplace. They apply together with the Terms of Service and any workflow-specific instructions shown in the product.
1. Who may list
A listing may be submitted only by a person or organisation with lawful authority to publish and market the asset, such as an owner, landlord, seller, authorised operator, asset manager, developer, company representative, licensed broker, agency, or other authorised professional.
By submitting or managing a listing, the lister confirms they have all permissions, authority, media rights, business approvals, and legal capacity required to publish the listing and respond to enquiries.

Guzlands may reject or remove assets that do not fit the platform focus, are not lawful to advertise, create safety or fraud concerns, or are not suitable for a hospitality marketplace.
3. Prohibited listings and content
- Listings submitted without lawful authority, ownership rights, permission, or required professional authorisation.
- False, misleading, unavailable, bait, duplicate, fraudulent, unsafe, or materially incomplete listings.
- Listings that violate property, brokerage, zoning, licensing, advertising, tax, consumer protection, hospitality, or professional rules.
- Content that infringes intellectual property, violates privacy, exposes confidential information, or uses media without rights.
- Illegal, discriminatory, obscene, threatening, harassing, deceptive, spam, malware, scraping, or platform-abuse activity.
4. Listing accuracy obligations
Listers must keep information accurate, current, lawful, and not misleading. This includes title or authority statements, pricing, availability, property type, size, location, amenities, approvals, licences, operating status, financial or performance claims, media, and transaction terms where shown.
If a property becomes unavailable, inaccurate, restricted, disputed, unauthorised, or legally sensitive, the lister must update or remove the listing promptly and notify Guzlands where needed.
5. Media and content standards
- Use only media and text you own or have permission to publish.
- Do not upload misleading edits, stolen photos, false renderings, private documents, or personal data without authority.
- Do not imply government approval, brand affiliation, franchise rights, licensing status, or transaction readiness unless independently supportable.
- Guzlands may crop, format, moderate, reject, replace, or remove media for quality, safety, privacy, legal, or operational reasons.
6. Brokers, agents, partners, and professional users
Brokers, agents, consultants, advisors, franchise representatives, asset managers, and other professional users are responsible for holding and maintaining any licences, registrations, consents, disclosures, authority letters, mandates, or professional permissions required in their jurisdictions.
A partner, verified, reviewed, or similar label means only that Guzlands reviewed selected information submitted to the platform. It does not guarantee licensing, authority, competence, transaction conduct, financial reliability, or legal compliance.
7. Enquiry and lead forwarding rules
- Enquiries must be genuine, lawful, relevant to the listing, and submitted with accurate contact and requirement details.
- Users must not send spam, harassment, deceptive offers, scraping requests, phishing attempts, or unrelated promotions.
- Guzlands may review, delay, decline, archive, or route enquiries based on listing status, account health, moderation, fraud signals, self-enquiry checks, and marketplace rules.
- Lead forwarding does not guarantee delivery, response, qualification, site visit, offer, conversion, or transaction.
8. Verification limitations
Guzlands may review listings, accounts, documents, partner profiles, and marketplace activity for completeness, relevance, consistency, fraud signals, and platform suitability. A review, approval, verification label, moderation decision, or listing publication does not mean Guzlands has verified ownership, title, licences, zoning, permits, tax status, physical condition, valuation, operating performance, legal suitability, or transaction readiness.
9. Moderation and takedown rights
Guzlands may edit, reject, pause, hide, demote, restrict, archive, suspend, remove, or require changes to listings, accounts, media, enquiries, messages, partner profiles, or visibility where needed for law, safety, privacy, fraud prevention, quality, compliance, disputes, platform integrity, or operational reasons.
Users may report suspected violations through the Grievance page. Reports should include the listing URL, account or message reference, supporting facts, and why the content is false, unauthorised, infringing, unlawful, unsafe, or otherwise problematic.
10. Due diligence and local compliance
Guzlands may be accessed globally. Users are responsible for complying with applicable real estate, brokerage, zoning, licensing, hospitality, fire, health, alcohol, food, tourism, tax, consumer protection, advertising, data protection, and professional regulations in their jurisdiction.
Users must independently verify ownership, title, authority, licences, permits, zoning, encumbrances, physical condition, financial claims, operating history, taxes, approvals, local restrictions, transaction documents, and professional obligations before acting on any listing or enquiry.
11. No brokerage, escrow, or transaction advice
Guzlands does not broker transactions, represent transaction parties, hold escrow, collect transaction deposits, provide legal or tax advice, verify title, advise on investment value, prepare transaction documents, or guarantee any property, user, lead, view, ranking, offer, conversion, revenue, or transaction result.
